What you need to know about the NJ ANCHOR Program

The NJ ANCHOR (Affordable NJ Communities for Homeowners & Renters) Program was designed to provide relief for property taxes paid by homeowners and, for the first time, relief for renter’s rent payments. Unlike similar programs the state has promoted in the past, the ANCHOR Program has no age limits/requirements.

Key requirements of the ANCHOR program:

  • You are a homeowner with income of $250,000 or less
  • You are a renter with income of $150,000 or less
  • Application must be filed by February 28, 2023

If eligible the benefits are as follows:

  • Homeowners with income of $150,000 or less will receive $1,500
  • Homeowners with income of more than $150,000 and up to $250,000 will receive $1,000
  • Renters with income of $150,000 or less will receive $450

How to apply (homeowners vs renters):

  • Homeowners: online, by phone or paper filing.
    • Online filing here. Please note that certain filers are excluded from online filing. To determine if you must file via Form ANCHOR-H please see the “Paper filing” option detailed below.
      • This option requires an ANCHOR ID and PIN to apply online (renters will not have an ID or PIN but should file online).
      • Mailers with this information have been sent out to homeowners. If you did not receive this information in the mail but filed a Homestead Benefit application last year and are eligible for the same property under the ANCHOR program you can retrieve your ID and PIN online at the following link. If you did not file a 2018 homestead benefit, you can call the ANCHOR hotline at 1-888-238-1233.
    • For filing by phone please call 1-877-658-2972.
    • Paper filing requires Form ANCHOR-H, found here.
      • Certain filers must file their application via paper filing. To see if you are required to file a paper application, please see ANCHOR FAQs to determine if you fall into this requirement.
  • Renters/Tenants: online and paper filing only.
    • Online filing here.
      • Renters/Tenants do not have or require an ID and PIN
    • Paper filing requires Form ANCHOR-H, found here.
